Why should I invest in Ghana?
The West African region is a large and rapidly growing economy with 250 million people. Ghana, located at the key location within the region, is a springboard toward the greater African region, with a vibrant economy of its own, as well. Ghana is already home to many multi-national companies, such as Unilever, Nestlé and Coca-Cola. 2007 marked the 50th anniversary of independence of Ghana. It also established an important milestone of political stability, fast economic growth, and low inflation. Investment in Ghana is a low-risk endeavor to tap into a largely unexplored business opportunity.
I am thinking of manufacturing in Ghana, why should I set up at IPG?
Starting a new manufacturing plant can be a daunting task. From land purchase, infrastructural establishment to permit acquisition from EPA and various governmental agencies, the initial capital cost can easily be in the range of USD$600,000 for a lot measuring only 3000m². IPG offers an innovative platform for your firm to move into or grow in Ghana most efficiently in the shortest period of time. First of all, IPG has factory-ready infrastructure to expedite the beginning of operation. Secondly, IPG is also office-ready with telephone and high-speed internet connections to shorten the transition time. Once the installation phase is complete, IPG implements a rental-based contract, instead of lease-based, to help you better control your cash flow. Setting up at IPG is a cost-effective and efficient way to run your business in West Africa.
What is it like to manufacture or work at IPG?
It is to work at your highest efficiency. Not only does the park have facility for your manufacturing needs, IPG also provides all necessary surrounding services from canteen to on-site banking. To work in the office buildings, you will find ample parking, stylish front entrance and lobby area, abundance of green area, and conveniently located restroom and executive facilities. You will also find large conference rooms accommodating up to 100 people. For the factory occupants, the modern design allows for the optimal lighting and ventilation for your particular business. Other facilities, such as restrooms, locker rooms and canteen, are also on-site to ensure the convenience of employees. The location of IPG allows for easy access to the city or other residential neighborhood by taxi or mini bus services.
How far is the industrial complex to a quality hospital and fire services?
The closest hospital/clinic is only 5km away. For very serious conditions, quality hospitals in Accra are only 30 kilometers away. Fire services are located on-site equipped, and are equipped with all the essential fire-fighting apparatus. With emergency response team on site, the safety and security of the workers and your business are our highest concern.
Do you provide any financing package?
Currently, the IPG management does not provide any financing packages other than what is negotiated in the contract. However, we have established a good relationship with local banks which can customize a financial package just for your business and its application to IPG.
Do you provide help on starting a business in Ghana, especially in dealing with all the governmental legislations?
Absolutely. We have experts in the management team who can assist you on starting businesses in Ghana, whether it's governmental regulation compliance or ex-patriate living arrangements. The professional team at the IPG management can help you every step of the way.
I am planning on exporting my goods in the Western African region, can you assist me with that?
Of course! We have established a good relationship with the Ghana Port Authority, so that the export/import procedures will be clear and streamlined. No runaround from office to office is needed on your part. If you ever need assistance, please contact us or visit us at our management office, and we'll be more than happy to give you more information.
Why and how do you provide power off the grid?
Power outages are detrimental to both industrial processes as well as day-to-day office operations, but they are a fact of life in Ghana. Providing off-grid power is the only way to ensure smooth operation of business and manufacturing processes. Therefore, when designing the complex, supplying constant and stable power is our highest priority. IPG works with Genser Power (Ghana) Inc. They are a company well-regarded for providing reliable electricity to stand-alone facilities like IPG. 10MW of power will be generated on site at 11,000KV. The large scale and advanced technology keep the price at a competitive rate.
I have very specific needs for my manufacturing setup. Will the park be able to accommodate them?
Depends. Due to some limitations of the park design, manufacturing processes which generate toxic chemical waste will not be permitted in the complex. Other than that, IPG is designed to fit numerous types of industries and businesses. Once the application is received, a team of engineers will review the specific needs and be in constant contact with you to draft a viable plan. For basic inquiries, you can also always contact us by phone or e-mail.
My machines are very heavy. Does the park have the facility to handle extremely heavy equipment?
Yes. The standard flooring of the manufacturing space is 15cm of concrete. If heavy equipment is used in your operation, the floor depth can be customized up to 30cm. Furthermore, the surface of the flooring can also be changed to epoxy or other material based on your need.
The water I use for the manufacturing process needs to be specially treated. Does the park provide it?
Three different types of water supply will be provided on IPG premise: potable water from the mains, purified rainwater and non-potable unpurified rainwater. If the water supply does not meet the specific manufacturing needs, it needs to be clearly stated in the contract agreement and decisions will be made on the case-by-case bases.
How is this rent-based contract different from the lease-based contract?
Currently in Ghana, a 2 year advance lease – paid up-front – is common for any business renting space. This system requires a significant amount of start-up capital and makes controlling the cash flow more difficult. With this in mind, IPG management made the decision to have a rent-based contract which only requires a banker’s guarantee from IPG approved banks initially and rental of the space is paid every 2-3 month. If the tenant decides to terminate the lease before the period runs out, the banker’s guarantee will be executed.
I turned in the application forms, when should I expect to hear back from you? Who should I contact?
After the application is turned in, a representative of IPG will confirm the completeness of the document. He/She will be the liaison between you and the complex management. Meanwhile, a team of engineers along with the management will review the application and draft a contract tailored to your particular operations. The contract will be presented to you within fifteen (15) business days to proceed with further application process. For more details, please refer to the application.
Your liaison will be the best person to contact if you have any questions. If special language assistance is needed, multi-lingual personnel at IPG will be more than happy to help.
Is the contract the same for everyone?
No. The contract will be tailored to suit your demands, may it be land, power, specific modifications, or duration of lease. To best serve you and utilize the industrial complex, each contract will be customized.
What happens if I decided to exit before the contract ends?
The banker’s guarantee for the remaining period will be executed.
